Part 5: Property Evaluation

Number five is property evaluation. It's very important to get an idea of the status of the home. We do this initially by doing a walkthrough at the seller consultation and then getting a property disclosure from you, the seller, and discovering what is going on with the home. What are the benefits, what are the drawbacks of your home?

Pre-Listing Home Inspection

From there, we typically recommend what is called a pre listing inspection, and what that is, it is the same as a home inspection when you purchased the home, when you hire an inspector to come out and inspect the entire home. And it's important because of a couple of reasons. One, it could be utilized for the marketing in the negotiation and two, because it could unveil any issues that perhaps you as a seller were not aware of.

Many times there's something wrong with the home and you don't realize it because you live in it and you walk by it every single day or you think it's not a big deal, or it could be a deterioration of the AC system that has happened so gradually that hasn't really impacted. By having that report, it allows you to get clarity on the situation, and it doesn't mean you have to fix everything because that could be part of the marketing plan or the negotiating of the property, but it does create clarity. Evaluating the property and the features that it has that are updated and in great condition and also, the issues that it might have & the shortcomings that it has and being as objective as possible, will allow you to create a better plan with the real estate agent.
