The next step in the selling process is the having a seller consultation.

This is very critical. I see a lot of inexperienced agents kind of gloss over this or not do it at all! Here’s what to expect and why it is so important.

What is the seller consultation?

This is an opportunity for the real estate agent and the seller to speak. If there are two owners of the property, a married couple perhaps, then it's very important to speak to both of them because you want clarity on what the goals are, you want clarity on what the motivation is, what the pain is in the situation so that way the agent can make sure to cater to what your number one priority is.

During the seller consultation is critical to discover what is important. So there's should be some probing questions from the agent you are meeting with, such as:

  • Why do you want to sell?

  • What happens if you do not sell?

  • What is your concern about the selling process?

  • What kind of questions do you have and what kind of expectations do you have?

It is very, very important for you as the seller and the agent to both set proper expectations because it can be a lengthy process and you do not want surprises. You want to make sure you're very clear in the process and the real estate professional should. As well want to make sure that his or her actions and his process caters to your needs.
